Homes and garage doors in Forest Heights and Forest Park

Forest Heights is an upscale planned community in the West Hills, built in phases from the late 1980s under strict design and landscaping guidelines adopted by its developers. It is part of the Forest Park neighborhood, which borders Northwest Heights and Linnton.

The land was first planned in the early 1970s as Forest Park Estate, a luxury subdivision that stalled over land-use issues until the late 1980s. In 1988 it was bought through Nauru Phosphate Royalties on behalf of the Pacific island nation of Nauru and renamed Forest Heights, with streets laid across steep ground right against Forest Park.

For garage doors, that history means a neighborhood of equipment from the same building waves. Springs, openers and rollers on neighboring houses have been cycling for a similar number of years, so they tend to need attention in the same stretch. A replacement door may need to satisfy the community's design guidelines, and a steep driveway shapes how a new door gets delivered.

What the garages here are like

Forest Heights houses can have attached garages big enough for two or more cars, some above or below a sharply sloped driveway and some tucked under the house, so the door, springs and opener work at a larger scale than on a one-car garage.

On a double-wide door with two torsion springs, one broken spring leaves a partner that is just as worn. Openers built from 1993 on must have entrapment protection, usually a pair of photo eyes, but houses finished in the first years of building may hold openers older than that rule. A shaded lot backing onto Forest Park can stay damp, and hinges, rollers and track bolts rust sooner there.

Wear to watch for

What we get called for in Forest Heights and Forest Park

Phased building under one set of guidelines brings a predictable set of Forest Heights calls: spring pairs, replacement openers, doors that meet the design rules, remotes for several drivers, and rollers and hinges.

Spring replacement in Forest Heights and Forest Park

When one spring on a two-spring double door snaps, the survivor has the same mileage, so we replace the pair and balance the door until it rests at mid-travel without drifting. Cables and drums get checked on the same visit, since they have carried that load for just as many years.

Opener installation in Forest Heights and Forest Park

Openers from the first building waves are old enough that a failing gear or circuit board raises the question of repair versus replacement. We install belt or chain drives, or a wall-mount opener on a torsion-spring door, and program the remotes, keypad and car controls each driver uses.

New garage door installation in Forest Heights and Forest Park

Community design rules can govern what a replacement door looks like, so we start from your HOA's requirements and match panel style, color and windows within them. Then we measure, order, and plan the delivery and install around the slope of your driveway, since long sections need careful handling on a grade.

Remotes, keypads and smart controls in Forest Heights and Forest Park

A two- or three-car garage usually means several drivers, each with a remote, a keypad code or a car that should open the door. We program and test them all from the driveway, connect HomeLink in newer cars, set up phone control where the opener allows it, and clear retired remotes so a lost one stops working.

Roller and hinge replacement in Forest Heights and Forest Park

A door that has cycled since the 1990s wears down its roller stems and hinge pins, and damp on a shaded lot adds rust to both. We change rollers and hinges as a set, lubricate the moving points, and check the track bolts and brackets for movement while we are there.

Getting to you in Forest Heights and Forest Park

We reach Forest Heights from US 26 on NW Miller Road, Barnes Road or Cornell Road, or from US 30 when the day includes calls in Linnton or North Portland. NW Skyline Boulevard and NW Thompson Road link the upper streets.

The roads climb and wind up the hill, and an ice storm can leave them slick. When freezing rain makes the hill unsafe, we wait for passable roads and keep you posted. If your driveway is too steep for a truck to pull in, mention it at booking so the technician plans to park on the street. Any HOA parking rules are worth mentioning too.

Forest Heights and Forest Park garage door questions

Do I need HOA approval or a city permit to replace my Forest Heights garage door?

Possibly the first, rarely the second. A same-size swap requires no city building permit at all, but Forest Heights was built under strict design guidelines, and any that still apply can set rules on a door's style or color, so check with your HOA before ordering. For the city side, read our Portland permit guide, and send us the guidelines so we can quote doors that fit them.

Do you cover Forest Heights in 97229 as well as the Forest Park side in 97210 and 97231?

Yes, all three ZIP codes. Our Forest Heights coverage includes the planned streets themselves and the rest of the Forest Park neighborhood along NW Skyline Boulevard and Cornell Road, out toward Linnton and Northwest Heights. Every address pays the same posted prices, whether it sits near the ridge or partway down the hill.

When ice coats the Forest Heights hills, can you still come the same day?

Sometimes, but the roads decide it. On an ordinary day, a call while we are open usually gets a same-day visit; when freezing rain makes NW Cornell or Skyline unsafe, we come as soon as the streets are passable. Meanwhile, if the door is frozen to the slab, stop pressing the opener button, since yanking a frozen door free shreds the rubber along the bottom and loads up the opener's gear.

If the opener quits with the cars inside a Forest Heights garage, can we still get them out?

Usually, yes, as long as the springs are intact. With the door closed, pull the emergency release cord and lift the door by hand; a balanced door should stay put when raised halfway. If a spring has snapped, leave the door down, because it will be far too heavy and can drop. Send a photo of the springs over the door and we plan the visit from there.

Only one spring broke on my Forest Heights double door. Why change both?

Because the surviving spring has worked exactly as many cycles and is close behind. Forest Heights houses went up in building waves, so a double door with two torsion springs wears them as a matched set, and a new spring beside a tired one leaves the door out of balance. Keep the door down and the opener unplugged until we arrive, and we check the cables and drums too.

Can a Forest Heights spring replacement be booked for a weekend?

Yes, whenever the published schedule on our contact page includes a weekend day, and the price matches a weekday visit. If your door has two springs on the shaft above it, a photo of them tells us what size pair to bring, which saves a second trip up the hill on a Saturday morning.

Could the opener in an early Forest Heights house predate the 1993 safety rule?

Possibly. Building in Forest Heights got going in the late 1980s, so a house finished in those first years may run an opener made before January 1, 1993, when the federal entrapment protection standard began to apply. The manufacture date is printed on the opener's label. If no photo eyes sit near the floor at each side of the door, replacement is the safer path, and we install models that check their sensors on every close.
