Homes and garage doors in West Slope and Sylvan
West Slope and Sylvan are established, unincorporated single-family neighborhoods on the west side of the West Hills, where US 26 crests at the Sylvan interchange and descends toward Beaverton. They are among the nearest Washington County communities to downtown Portland.
Census figures make the 1950s West Slope's biggest building decade, while West Haven-Sylvan, home to Providence St. Vincent Medical Center and Catlin Gabel School, built most of its homes in the 1970s, 1980s and 2010s. Sylvan is split between Beaverton and Portland schools, and part of West Haven-Sylvan reaches across the county line into Multnomah County. Mitchell Park and Roger Tilbury Memorial Park sit in among the houses.
On a hillside lot, a garage may sit above a steep driveway or be cut into the slope beside the street, and either one changes how water and gravity treat the door. So the work tilts toward long-serving equipment: seals that no longer meet an uneven slab, openers past their prime, and bottom sections that have taken years of splash and runoff.
What the garages here are like
Most West Slope houses date from the 1940s to the 1960s, so the door may predate the opener that runs it, or the reverse. On a sloped lot, the slab can tilt under the opening, and the seal must bridge it whenever the door shuts.
What wears first follows the hill and the trees. Runoff from a driveway that falls toward the garage soaks the sweep and the bottom panel; needles and grit from overhead branches settle on the rollers and in the tracks; and an older opener starts to strain, stall or reverse as its gears and sensors age. A tune-up and a new seal solve more of these than a new door does.
Wear to watch for
Steep driveways that aim rain and grit at the foot of the door
Overhead trees that keep tracks, rollers and seals damp and full of needles
Garage slabs on sloped lots that tilt enough to leave daylight along one end of a closed door
Wood jambs and trim near the ground that stay wet wherever driveway runoff collects
What we get called for in West Slope and Sylvan
Four repairs fit the hillside lots of West Slope and Sylvan, and each one starts with how the door meets the ground.
If your drive tips down toward the garage, rain sheets against the door bottom and works into any split along an aging seal. A taller bottom seal that bridges the uneven slab, fresh side seals and, when needed, a threshold that turns water back down the drive keep the floor dry.
Under tall trees, needles and grit work into the tracks and onto the rollers. A tune-up clears and lubricates the moving parts, snugs the track brackets, checks that the door balances at half height with the trolley disengaged, and tests the auto-reverse, which matters on a door that closes onto an uneven floor.
Older openers in established West Slope homes start to reverse, stall or hum without moving the door as their gears and sensors age. We check the photo eyes and the force and travel settings first, then the drive gear and logic board, and tell you plainly when a new opener is the better spend, as it is for a unit made before 1993 that may predate photo eyes altogether.
When a long-serving wood or early steel door has a rotted or rusted bottom section, a new door brings springs balanced to its weight, sections that shed water and a seal sized for your slab. We measure the opening and check the floor's slope before anything is ordered, then haul the old door away on install day.

Getting to you in West Slope and Sylvan
We come in on US 26, where the Sylvan exit sets us on Skyline Boulevard and Scholls Ferry Road on the crest, and the Canyon Road exit serves the streets that drop toward Beaverton.
The Barnes Road exit reaches the north side near Providence St. Vincent. Closeness to downtown does not make the drive simple, because rush-hour traffic on the Sunset sets the pace. On a steep driveway the truck usually stays at the street and parts get carried up, so mention a shared or gated drive when booking.
West Slope and Sylvan, if you are new here
The Sylvan name honors Silvanus, the Roman god of the woods, and a Sylvan post office operated from 1890 to 1906.
Settler Nathan B. Jones platted Zion Town in what is now West Haven-Sylvan in 1850 and hoped it would become Oregon's capital.
The old Sylvan post office stood where the Sunset Highway now meets Scholls Ferry Road and Skyline Boulevard.
A county and city plan scheduled West Slope for annexation into Beaverton by 2010, yet it is still an unincorporated community.
The Oregon Zoo and Washington Park sit in the Sylvan-Highlands neighborhood, on the Portland side of Sylvan.
West Slope and Sylvan garage door questions
Do you cover both West Slope and the Portland side of Sylvan?
Yes. The West Haven-Sylvan area spans Washington and Multnomah counties, and we work on both sides of that line as well as throughout West Slope, in the 97225 and 97229 ZIP codes. Streets near Providence St. Vincent, Catlin Gabel and West Sylvan Middle School all sit on our regular close-in Westside route, with no change to the posted prices.
Can you reach a West Slope garage perched above a steep driveway the same day?
More often than not, yes, as long as the request comes in while our phones are staffed. The Sylvan and Canyon Road exits off US 26 put West Slope a short hop from both our close-in and Westside routes, and a steep drive only changes where the truck parks. Springs, cables and seals get carried up by hand, so mention the slope and any stairs when you call.
West Slope never joined Beaverton. Whose rules apply if I widen the garage opening there?
Oregon's statewide rules, since West Slope is still unincorporated Washington County and no city permit office is involved. Under that list, a door swap in the existing opening needs no permit, while widening the opening does, so check with Washington County before any framing comes out. Houses on the Portland side of Sylvan follow the City of Portland instead, and our permits guide covers both.
Is it worth fixing the old garage door on my West Slope house, or should I replace it?
Fix it when the sections are sound and the trouble is a spring, cable, roller or seal, since those parts are made for older doors too. Replace it when the bottom section is rotted or rusted through, several panels are cracked, or you want insulation the old door cannot give. You get a repair figure and a replacement figure from a single visit, plus a list of the parts we would reuse.
Why does rain run under my West Slope garage door after every storm?
Usually because runoff from the driveway reaches a bottom seal that no longer touches the slab along its whole length. Water follows the slope, finds the low spot and sheets in. A taller seal, a threshold fixed to the floor, or both, typically stop it; if the slab itself has cracked or sunk, a concrete contractor may need to look first.
Will a new opener fix the heavy old garage door on my West Slope home?
Not by itself. The springs, not the opener, carry a door's weight, so a door that feels heavy when lifted by hand has a spring problem the opener would only strain against. We balance the door first, then fit an opener sized for it, and if the spring is a torsion type mounted over the opening, a wall-mount unit beside the shaft is possible too.
Are the streets around Mitchell Park and Roger Tilbury Memorial Park on your West Slope and Sylvan route?
Yes, both parks sit among the houses we cover in West Slope and Sylvan. The Canyon Road exit off US 26 serves the streets that drop toward Beaverton, and the Sylvan exit serves those along the crest, so either park makes a useful landmark when you book. Mention a steep, shared or gated drive so the truck stops where the parts can come off easily.
