Garage door repair in Montavilla, Southeast and Northeast Portland
Montavilla is part of our East Portland coverage, and its garage door jobs follow the houses: tilt-up door repairs and conversions on 1950s ranches like those in the Asbahr Addition, and worn wood doors and aging openers on older detached garages.

Homes and garage doors in Montavilla
Montavilla mixes older houses from its streetcar years, some with a small garage out back, with the early to mid 1950s ranch houses of the Asbahr Addition between SE 89th and 92nd, some with attached garages or carports, plus newer apartments and infill.
The neighborhood straddles Burnside, so addresses here carry both NE and SE prefixes. Electric streetcars served Montavilla from 1892 to 1948, so its oldest houses went up when a car was optional, and the name itself comes from Mount Tabor Villa, an 1889 addition. The Asbahr Addition followed in the early to mid 1950s.
The doors split the same way. Some of the ranch houses still have a one-piece tilt-up door, and their owners weigh repairing the side springs against converting to a sectional door with an opener. Behind some older houses, a detached garage carries a wood door gone soft at the bottom, sometimes paired with an opener older than the 1993 rule that made entrapment protection standard.
What the garages here are like
Montavilla has small detached garages behind some older houses and attached single-car garages on some Asbahr Addition ranches, where a carport sometimes stands in. Along 82nd Avenue, a busy commercial street, the blocks behind the storefronts are dense neighborhoods of mostly single-family homes.
A one-piece tilt-up door swings out and up as it opens, so it needs clear space on the driveway, and its side springs and jamb brackets carry the whole slab of door at once. When those springs weaken, the door drops fast or will not stay open. Detached garages wear differently: wet ground at the jambs, wood doors repaired piece by piece, and openers that predate that 1993 rule.

Older wood doors and rot
What we get called for in Montavilla
Between the Asbahr Addition's ranch houses and the older detached garages, Montavilla calls run to tilt-up repairs and conversions, first openers, photo eyes and new doors for rotted wood ones.
On a ranch house with its original one-piece door, worn side springs and loose jamb brackets make the door drop, stick or swing unevenly. A tilt-up loose from its jamb brackets is dangerous, so we secure it first, then rehang it on new springs and brackets or retire it for a sectional door, with both prices laid out before you choose.
A tilt-up converted to a sectional door is ready for its first opener, and the conversion visit is a natural time to add one. We mount the rail, stiffen the top panel with an operator bracket, set the photo eyes and force settings, and pair your remotes and an optional outside keypad before we leave.
An opener from before the 1993 entrapment rule may have no photo eyes at all, while newer ones refuse to close, often with a blinking light, when the eyes get knocked out of line in a crowded garage. We realign or replace the eyes and prove the auto-reverse works before we leave, and an opener with no eyes at all gets a replacement quote instead.
Some of Montavilla's older detached garages carry wood doors with rot climbing the bottom rail and stiles. Rot that stops at the bottom edge can sometimes be repaired, but once it reaches the frame of the door, we measure the opening and quote a new steel or wood-look door built for it.

Getting to you in Montavilla
Montavilla sits between I-84 and I-205, so we come in off either freeway and work the grid on SE Stark, NE Glisan, E Burnside, SE Division, SE 76th and NE 82nd Avenue, north and south of Burnside alike.
Stark Street's business district and the summer street fair fill the parking spaces nearby, and when that happens we leave the truck a block off Stark and walk the parts in. Tilt-up conversions need the driveway clear, because the old one-piece door comes down whole and the new sections come off the truck, so plan for the car to be parked elsewhere that day.
Montavilla, if you are new here
Montavilla's name is short for Mount Tabor Villa, an addition platted on June 11, 1889, and the neighborhood post office opened in 1891.
The Academy Theater on Stark was built in 1948 and restored in 2006, and the 70s Neighborhood Greenway bike route crosses Montavilla.
Portland Community College's Southeast Campus opened in 1981 and serves about 12,000 students a year.
The Monastery of the Precious Blood on SE 76th, built in 1923, is listed on the National Register.
The Montavilla Street Fair takes over Stark each summer, and Chinese Village served diners on 82nd from 1946 until July 2018.
Montavilla garage door questions
Is my Montavilla address north of Burnside inside your service area?
Yes. Montavilla crosses Burnside, and we serve both halves, whether your address starts with NE or SE. ZIP codes here include 97215, 97216 and 97220, and the whole neighborhood sits on our East Portland routes along Stark, Glisan and 82nd. Neighbors in Roseway, Rose City Park and Hazelwood are covered the same way, so the side of the line makes no difference. A photo of the door gets you a price before we come.
Can the original tilt-up door on a Montavilla ranch house take an automatic opener?
Often it can, using an opener and door arm made for one-piece doors, provided the door is in balance and its springs still carry its weight. Federal rules treat one-piece doors as their own type and bar unattended-close features on them. Pricing a conversion to a sectional door at the same time is worthwhile, since a sectional needs no swing room on the driveway and rides in tracks the opener can follow.
Does your Montavilla coverage include the early 1950s Asbahr Addition ranch houses?
Yes. The Asbahr Addition, built between SE 89th and 92nd Avenues, sits on our East Portland routes along with the older blocks around it. When you book, tell us whether your ranch house has an attached garage or a carport. Where an original one-piece tilt-up door is still in service, we bring side springs and jamb brackets and can price a sectional conversion on the same visit.
Why does a tilt-up door on a Montavilla ranch need clear space in front of it?
Because a one-piece door swings out and up as it opens, so its bottom edge sweeps over the driveway before it rises. On Montavilla's 1950s ranch houses, a car, bin or bike left close to the door can be struck, and weak side springs make the swing faster and harder to control. If the door drops quickly or will not stay up, stop using it and keep clear of the springs.
Do you service garage doors at Montavilla apartment buildings and newer infill?
Yes. Apartment buildings and newer infill in Montavilla sit on the same East Portland routes as the houses, and their doors get the same springs, openers and photo eyes on board. A property manager can send the building address, where the garage doors sit on the lot and a photo of the opener label, and if the building is near the Stark business district, we will plan parking around it.
Can you reach Montavilla the same day if my tilt-up door is stuck open?
Usually, if you call early in our business day. Montavilla sits between I-84 and I-205, so it slots into East Portland routes easily. A tilt-up stuck partway open is still under spring tension, so keep clear of the side springs and do not force it down by hand; we secure it first and then talk through repair or conversion. Until then, keep kids and pets well away from it.
Can you rebuild the wood door on a streetcar-era Montavilla garage, or is it time for a new one?
It depends on where the rot is. Soft wood confined to the bottom edge can sometimes be cut out and patched, and new hinges, rollers and springs keep the door moving. Once rot runs up the stiles or the door sags out of square, a new door built to the opening is the sounder spend. We look at both and tell you which we would choose.
