Garage door repair in Mt. Tabor, Southeast Portland
We handle garage door repair all around Mt. Tabor, and the butte sets the agenda: garages built into the hillside at basement level, sloped driveways that steer rain at the door, and openers working beneath living space, plus detached garages on the flatter blocks.

Homes and garage doors in Mt. Tabor
Mt. Tabor's homes climb the slopes of a volcanic butte. Some houses on the flatter blocks near Hawthorne, Belmont and Division have a detached garage out back, and some on the slopes have a garage set into the hillside at basement level, under the house.
Before Portland annexed it in 1905, Mount Tabor was a rural farming community going back to the 1850s. The neighborhood the city recognized in 1974 is smaller than that old footprint, running from about SE 49th to SE 76th between East Burnside and Division, with the park and its reservoirs filling the top of the butte and houses wrapped around every side of it.
For garage doors, the slope sets the problems. A basement-level garage at the foot of a sloped driveway collects runoff at its threshold and passes opener noise into the rooms above it. On the flat streets, an older detached garage brings a rotting bottom rail instead. About 65 percent of households owned their homes in 2020, so we usually talk the options through with the person who lives there.
What the garages here are like
On Mt. Tabor's slopes, a garage can sit at the top or the bottom of a sloped driveway, and some are built into the hillside at basement level with the house directly overhead. On the flat blocks, some houses have a detached garage out back.
A garage under the house changes what matters. Water running down the driveway reaches the bottom seal first, so seals, thresholds and the lowest section wear early. The door and opener share framing with bedrooms or a living room, so a chain drive is heard upstairs. And where the slab follows the slope, the door bottom may not meet the floor evenly, leaving a wedge of daylight on one side.

What we get called for in Mt. Tabor
The butte itself drives these four calls on Mt. Tabor: water at the threshold, noise overhead, garages that may hold a home's only off-street parking, and old wood on the flats.
Rain that runs down a sloped driveway pools against the door of a basement garage and finds every gap in a worn seal. Fresh bottom rubber in a sound retainer, new side seals and, on concrete sound enough to hold one, a threshold strip keep that water outside, and we check whether the bottom section has wicked up water and started to rust or rot.
When a bedroom or living room sits over the garage, the opener choice matters more than usual. We install quieter belt-drive openers or, on a torsion-spring door, a jackshaft opener beside the door that takes the motor off the ceiling, and a door balanced to nearly float on its springs quiets any opener.
Owners who use a basement garage as a workshop or gym, with rooms overhead, may choose an insulated steel door when the old one wears out, since it runs quieter and keeps the space more even in temperature. On the flat blocks, the same call can be about a rotted wood door on an older detached garage.
A basement garage at the foot of a steep drive can be the only covered parking a house has, so a broken spring or cable can trap the car. We fit same-day calls into the route in most cases, at the posted prices with no same-day surcharge, and plan the repair around getting the car out.

Getting to you in Mt. Tabor
We reach Mt. Tabor from I-84 on the north or I-205 on the east, then come in on East Burnside, Belmont, Hawthorne or Division, with SE 60th and SE 76th as the north-south links around the butte.
The streets that wind up the butte have tight turns and cars parked along both curbs, so the truck cannot always stop at the foot of your driveway. If your garage sits at the bottom of a steep drive, tell us whether the truck can come down or should wait at the top. Carrying parts up a slope is routine; backing a truck down a narrow drive takes planning.
Mt. Tabor, if you are new here
Mount Tabor Park sits on a volcanic cinder cone, and the cinders were found by a road-building crew in 1913.
Mount Tabor Park covers 196 acres and tops out at 636 feet, and it was Portland's largest park until Forest Park was created.
The open reservoirs on Mount Tabor no longer supply drinking water, and the city council voted to decommission them in August 2015.
In 2023, Mount Tabor Park became the first designated Urban Quiet Park in the United States.
Plympton Kelly named Mount Tabor after its namesake in Israel, and the Bust of York has stood in Mount Tabor Park since February 2021, replacing a toppled statue of Harvey W. Scott.
Mt. Tabor garage door questions
Do you take garage door calls all over Mt. Tabor, including the streets up the butte?
Yes. We cover the whole neighborhood in 97215, from the flat blocks along Hawthorne and Division to the winding streets around Mount Tabor Park, plus the edges near SE 49th and SE 76th. On the hill, tell us where a work truck fits, because some driveways are steep and the curves are lined with parked cars. Richmond, Montavilla and Laurelhurst share the same routes.
Can you free a car trapped in a Mt. Tabor basement garage on the same day the door fails?
Same day is realistic in most cases when you reach us within business hours. A snapped spring or a frayed cable is the likely reason a basement door will not lift, and we carry both in common sizes. Same-day work costs the posted price, nothing more. Until we arrive, do not try to raise the door with the opener or prop it up by hand, since a door without its spring is far heavier than it looks.
Why does rainwater get into my Mt. Tabor basement garage under the door?
Because a sloped driveway aims water straight at the door, and a bottom seal that has cracked or gone flat cannot hold it back. We replace the seal and its retainer, add side seals, and if the floor is in decent shape, glue down a threshold strip so water turns aside. A trench drain across the driveway is concrete work, and we will tell you if the garage needs one.
Besides the hillside streets, do you cover the flat Mt. Tabor blocks near Belmont?
Yes. The flatter blocks near Belmont, Hawthorne and Division sit on the same routes as the streets that wind up the butte. Where a detached garage stands behind an older house, the work leans toward rotting bottom rails, soft jambs and older wood doors rather than runoff at a basement threshold. A photo of the bottom of the door helps us bring the right parts.
Does a Mt. Tabor homeowner need a permit to swap in an insulated garage door?
No, as long as the insulated door goes into the opening you already have. Portland exempts door replacements that leave the opening the same size, whatever the door is made of. Changing the opening, or turning a basement garage into a room, does need a permit, and the permits article in our guides walks through those cases. We measure before ordering so the new door matches the opening you have.
Does a steep or winding Mt. Tabor street change the price of a visit?
No. The posted price is the same on the butte as on the flats, and there is no trip charge when we make the repair. If the carry from the truck is long or steep, that is ours to plan, and it never shows up as a charge. A diagnostic fee applies only when a visit ends without a repair. Parts we carry are priced the same up the hill.
Why does my Mt. Tabor garage door leave a gap of light on one side when it closes?
Usually because the slab under it follows the slope while the door bottom stays level, so one corner touches down before the other. A thicker bottom seal can take up a small gap, and a threshold strip can even out a larger one. If the gap appeared suddenly, a cable or spring problem may be tilting the door, and that needs a look before any seal work. Send a photo of both bottom corners.
