Garage door repair in Sellwood-Moreland, Southeast Portland
Sellwood-Moreland is on our regular Southeast route, and because its oldest houses went up before cars, the work here includes garage doors made for undersized openings, cramped tracks in add-on garages, and openers in rentals run by property managers.

Homes and garage doors in Sellwood-Moreland
Sellwood-Moreland's houses run from the 1880s and 1890s, when Sellwood was its own town, through the Craftsman bungalows of about 1905 to 1930, and its garages include small detached buildings and later additions squeezed onto compact lots.
The town history explains the garage sizes. Sellwood grew out of the Rev. John Sellwood donation land claim, sold in 1882, was incorporated in 1889, and joined Portland in 1893, long before anyone planned a lot around a driveway. Where a garage came afterward, it fit into whatever space the house and yard left, and its opening may suit the cars of its own day rather than ours.
For the doors, that age shows up in three places: openings that come up short of standard door widths or heights, wood doors that have been patched and repainted for generations, and add-on garages where so little headroom remains that the horizontal tracks crowd the rafters. Each one changes what a repair, or a replacement door, actually involves, and we plan the visit around it.
What the garages here are like
Some garages here are small detached single-car buildings at the back of compact lots, others are additions to houses that started life without one, and some have openings narrower or lower than a current standard door, framed in old lumber that has dried and moved.
What wears first depends on the build. In the detached garages, the bottom of the wood door and the jambs take the rain and go soft, and the tracks may be screwed to framing that has shifted over the decades. In the add-ons, low ceilings force the tracks and opener rail into tight quarters, where a small misalignment becomes binding or a door that refuses to seat evenly.

What we get called for in Sellwood-Moreland
Old garages and a large share of rentals bring the Sellwood-Moreland calls: made-to-size doors, springs for heavy wood doors, re-hung track, opener repairs and tune-ups between tenants.
When an old wood door is beyond saving, the opening it leaves can be an odd size. We measure the width, height, headroom and side room, then order a carriage-style steel or wood door made for that opening, which keeps the framing and the street-facing look of the garage intact.
An old wood door, sometimes thickened over the years with extra boards and layers of paint, can weigh more than its size suggests. We check the door's real weight before choosing springs, since springs picked from a chart for a lighter steel door leave it heavy and hard on the opener.
Tracks hung decades ago in an add-on garage work loose as the framing moves, then bend or drift out of square. We re-anchor or replace the sections and set them to the headroom the garage really has, so the rollers stop scraping, and if a rafter sits in the way, you hear about it before anything gets cut.
Nearly half of Sellwood-Moreland households rented in 2010, so the call may come from a property manager whose tenant's opener hums, reverses or quits. We check the balance of the old, heavy door before blaming the motor, fix what can be fixed on the spot, and send the manager a plain note on anything that needs approval.
A tune-up between tenants catches worn rollers, loose hinges and a door drifting out of balance before the next renter moves in. It is a short visit that keeps an old door out of the repair column for longer, and the written notes help the next manager know what was done.

Getting to you in Sellwood-Moreland
We come into Sellwood-Moreland on McLoughlin Boulevard (OR 99E) from the east side or across the Sellwood Bridge from Macadam Avenue (OR 43) on the west, then use SE Milwaukie Avenue, 13th, 17th, Tacoma and Bybee to reach the side streets.
Which way we arrive depends on where the previous job was, so the drive is part of a route rather than a special trip. The restaurants, shops and antique stores along SE 13th and SE Milwaukie keep curbside spaces busy, so for an address near them we may park around the corner. If your garage faces an alley or sits deep in the lot, say which side to approach from.

Sellwood-Moreland garage door questions
Is every part of Sellwood-Moreland in your area, including the blocks near Westmoreland Park?
Yes. All of Sellwood-Moreland sits in ZIP 97202, and we work across it, from the streets by Sellwood Park and Oaks Bottom to the blocks around Westmoreland Park and the Moreland Theater. Give us your cross streets when you call, and a photo of the door lets us load the matching parts before we leave the previous job. Lake Oswego and Milwaukie calls run on the same routes.
My Sellwood-Moreland garage opening is smaller than any stock door. Can you still fit a new one?
Yes. Width, height, headroom over the opening and side room along the jambs all get measured, and the door is ordered to those figures. Made-to-size doors take longer to arrive than stock ones, so if the old door is safe we keep it working in the meantime. Reframing the opening to a standard size is possible, but it brings a permit into the picture.
Can a property manager book Sellwood-Moreland garage door repairs without meeting the technician?
Yes. Send the address, the tenant's contact details and a photo or short video of the problem, along with a spending limit. We schedule directly with the tenant, stay inside the amount you approved, and send you a written summary with photos of the finished work. Anything that would go over the limit waits for your go-ahead, so the owner never opens a surprise bill.
My Sellwood-Moreland garage still has a wood door under layers of old paint. Does its weight change the spring work?
Yes. Repeated coats of paint and boards added over the years build weight, and the springs have to match the door as it stands now rather than a catalog figure. We weigh it, wind springs to suit, and check that it stays put when lifted halfway. Springs, cables and bottom brackets all hold heavy tension, so leave them alone until the technician arrives.
Does making a Sellwood-Moreland garage opening wider or taller need a permit?
Yes. A Portland building permit is needed when an existing opening is widened or reduced, and Oregon's baseline rules treat any change to an opening's dimensions the same way. A new door in the existing opening needs nothing from the city. The permits guide for Portland homeowners lays out the difference, and fitting the door to the opening you already have avoids the question. Trading a wood door for steel in the same opening counts as a plain replacement.
How often should the garage door on a Sellwood-Moreland rental get a tune-up?
Once a year is a sensible rhythm for a door tenants use every day, and the gap between tenants is a natural time to book it. We lubricate the hinges, rollers and bearings, tighten the hardware, release the opener and check the balance by hand, and test the auto-reverse, then leave written notes the owner or the next manager can follow. Over a few turnovers, those notes become a record of how the door is aging.
What can be done when the tracks in an add-on Sellwood-Moreland garage crowd the rafters?
A careful rehang usually solves it: new brackets fastened to solid framing, track sections squared to each other, and the horizontal runs pitched to whatever clearance the ceiling allows. In an add-on garage, the trouble often starts with old lumber that has dried and shifted under the brackets. Where a rafter truly blocks the path, any framing change waits for your decision.
